Our luxurious & modern Lower Village Kennebunk inn is a short walk from Kennebunkport’s Dock Square. The Inn at English Meadows is dedicated to the comfort of all its guests and the following policies have been designed to ensure an enjoyable stay. Policies are subject to change as required.
Reservation Payment:
A 50% deposit including tax is required to secure accommodations at our Kennebunk boutique hotel. For a one-night stay the entire charge is due at the time of booking. Balance is due on arrival. Please advise if a different credit card will be used; otherwise, we will charge your card on file for the balance. We accept American Express, Visa, MasterCard, Discover Card, and cash.
Check-In/Out Policy:
Check-in time is from 3:00 – 6:00 PM. Please enter through our main house front entrance and leave luggage in your vehicle until after you\’ve checked in. Early check-in is generally not an option as that\’s the time of day when we\’re all busy preparing for guests\’ arrival and taking care of any necessary errands. If you would like to check in early, please call us 24-48 hours before your arrival date to see if it can be arranged. There will be a $50 fee charged to your credit card for check ins prior to 3:00 PM.
As a small boutique property and historic home, we do not have front desk staff or space for storing luggage. If you arrive early, you may find that no one is on site to greet you or answer questions. However, you are most welcome to park in our driveway, pick up a map from our front entry table and explore the area until check-in time. The Inn does not have public restrooms.
If you expect to arrive after 6PM, please call the Inn at (207) 967-5766 so we can confirm that someone will be here when you arrive or provide instructions to help you find your way to your room.
Check-out is by 11:00 AM. A $50 fee will be charged for late check-out.
Additional Guests:
Rates are based on single or double occupancy and each guestroom has only one bed. The Inn does not have “double rooms” with two beds. We can accommodate additional guests in some rooms for a fee of $50 per night per person; please inquire before making your reservation. If an air mattress or cot is used, there will also be a one-time fee of $25.
Minimum Stay Requirements:
Due to high seasonal demand and limited staffing, a three-night minimum is required for reservations from July 1 through Labor Day and over major holidays; a two-night minimum is required in September and October and during Christmas Prelude. Two-night stays may sometimes be available during the summer season, even if the reservation system doesn\’t allow it; please call to inquire. Single night stays may be booked only from late October through June, excluding holidays and special events.
Cancellation:
The Inn at English Meadows is a small boutique hotel. Therefore, we are significantly affected by cancellations and must adhere to a strict cancellation policy. For cancellations made more than 14 days before your scheduled arrival date your deposit will be refunded, less a $50 processing fee. For cancellations made 14 days or less prior to your arrival date you are responsible for and you will be charged for the full reservation unless we are able to re-book the room, in which case, only the cancellation fee will be charged. We require 30 days cancellation notice for July and August, Major Holidays, Special Events and Christmas Prelude. We suggest you purchase trip insurance (www.insuremytrip.com) as cancellations may be unavoidable. Another good resource for Trip Insurance is this article, which identifies the best pandemic travel insurance plans. There are no exceptions to our Cancellation Policy.
No Smoking Policy:
We offer a non-smoking, non-vaping environment; guests who disregard our policy will be charged a $250 fee for additional room cleaning and will be required to abandon their reservation without refund. Maine state law prohibits smoking outdoors within 50 feet of any building.
Alcohol/Liquor:
The Inn at English Meadows has a Maine State Liquor License and we offer a selection of wine and local craft beer for sale by the bottle or can. Per Maine State Law all alcohol consumed in the Inn\’s common areas (indoors or outdoors) must be purchased on premises. If you bring in alcoholic beverages of your own, you may enjoy them in the privacy of your guestroom ONLY. All guestrooms are equipped with a wine opener and 2 wine glasses.
Children:
The Inn offers a tranquil environment designed for romantic adult getaways and is therefore not suitable for young children. Some of our rooms can accommodate children aged 8 and older, with a parent or guardian. Please do not arrive with children, even teenagers, and expect that they will stay in one room and the adults in the other, or that your guestroom will be able to accommodate a 3rd person. We are bound by occupancy limits, and there are only limited situations where we would allow teens to stay in a room without a parent. Unless the arrangement has been approved in advance by the innkeeper, we may not be able to accommodate you, and it will be considered a late cancellation. (See Cancellation Policy above) If you’re traveling with children, we recommend that you contact the innkeeper before making your reservation.
Pet Policy:
The Inn has two pet friendly accommodations, the Tack Room Suite and our seasonal Bungalow cottage. We allow one dog per room for an additional fee of $30 per night. We are happy to provide a dog bed and extra towels to help keep your pet cozy and comfortable! In consideration of the comfort of all of our guests, and to preserve the condition of our high quality linens and furnishings, we request that pets be kept off of guestroom beds and furniture!
Pets must be accompanied by their owners at all times. One exception to this: with the permission of the innkeeper, guests may leave their dog in the guestroom or cottage for up to 2 hours ONLY if happily crated. Dogs are not allowed in any common areas of the Inn, including the dining room. Dogs are welcome to join their owners on our patio during breakfast service as long as they\’re quiet and on leash. Under no circumstances may pets be left uncrated and unattended in the guest room for any period of time. Doing so may forfeit the remainder of your reservation without refund.
Owners must ensure that their pets are quiet and pick up after them. Any damage caused during your pet’s visit will be charged to your credit card. Dogs must be kept on a leash outside per Kennebunk leash law.
Cell Phones:
In consideration of other guests, we ask that you refrain from speaking on your cell phone in the dining room, other common areas and on the patio. No audible electronics of any kind may be used in these areas.
Gratuity:
A gratuity is a thoughtful gesture toward your housekeeping team and breakfast servers. If you are pleased with the comfort and cleanliness of your accommodations, you may leave a cash gratuity in the envelope provided in your room. Or, for your convenience, we would be happy to add a gratuity to your bill upon request. You may also leave gratuities for breakfast servers on the table or give them to the innkeeper.
